Pool Mastic and Caulking Replacement in Orange County

Orange County

Orange County is our home market and has been for twenty years. It is the densest pool belt in Southern California, and we cover every incorporated city in it plus Coto de Caza, Ladera Ranch and Newport Coast.

Local Conditions

What we see across Orange County.

The coast

Newport Beach, Laguna Beach, Dana Point, San Clemente, Huntington Beach and Seal Beach. Salt spray and blowing sand, and joints that give up early because there is no dormant season for them here.

The canyon communities

Coto de Caza, Ladera Ranch, Rancho Santa Margarita, Laguna Niguel and San Juan Capistrano are built on graded hillside lots where cut and fill settle differently.

North county

Fullerton, Brea, Yorba Linda, Placentia and La Habra sit against the foothills. Seasonal soil movement plus hard water is the combination that shortens joint life here.

Central OC

Anaheim, Santa Ana, Orange, Garden Grove and Westminster have the county's oldest pools, and most of the joints we open up have a previous patch buried in them.

Before And After

Seventeen seconds, and the difference is obvious.

This is the failure we open up all over Orange County, on the coast and up in the canyon communities alike. A bead cracked through, lifted off both faces, water getting underneath it every time the deck is hosed down. Then the same joints once we have finished with them.

  • 01A bead cracked right through its length
  • 02Pulled off the concrete on both faces
  • 03The same joints after a full removal
  • 04A new bead, sanded and flush with the deck
