We don’t just replace pool mastic.
We protect pool investments.
We replace the flexible seal between your pool coping and your concrete deck, the one people call pool mastic, pool caulking or the pool expansion joint. When it fails, water gets under the deck. A small seal today prevents a five figure deck repair later.

How The Work Is Done
The quality is in the prep.
Pulling the old mastic out is the easy part. Anyone can do it. What decides whether the new joint lasts two years or seven is what happens to the joint walls before a single drop of sealant goes in.
Mastic only bonds to a surface that is textured and clean. A smooth, dusty or contaminated wall gives it nothing to grip. Prep the walls wrong and the joint fails early, and it fails no matter which product you bought, because the sealant was never really attached to anything.
- Cut both walls back to sound concrete. Not a scrape. A diamond wheel, full depth, both faces.
- Leave a texture, not a polish. The profile we cut is what the sealant mechanically keys into.
- Vacuum, never blow. Dust left behind sits between the sealant and the slab as a bond breaker.
- Rod sized and set to a uniform depth. It controls the depth to width ratio, and that ratio is what lets the finished bead flex instead of tear.

The most overlooked part of your pool
Water always finds a way.
The Problem
A cracked joint never stays a cracked joint.
The mastic joint is the only barrier between water and the soil that supports your deck. Once it fails, the problem stops being the joint and starts being the deck.

What Failure Actually Looks Like
This is water under the deck.
Nothing here failed suddenly. The expansion joint hardened, stopped absorbing movement and opened up. Every irrigation cycle and every rain pushed water through that opening into the base material under the slab. The base washed out in patches, the slab lost its support, and it settled.
You can see the drop at the coping and the fresh cracking running back across the deck. At this point the joint is no longer the job. The deck is.
