Pool Mastic and Caulking Replacement in Los Angeles County

Los Angeles County

Los Angeles County has the oldest pool stock we work on. A lot of these decks went in during the fifties and sixties, still carry their original coping, and have absorbed six decades of settlement. The joint is usually the only thing standing between that deck and the water underneath it.

Local Conditions

What we see across Los Angeles.

Beach cities

Manhattan Beach, Hermosa Beach, Santa Monica and Malibu sit in salt air and blowing sand year round. Joints here fail two to three years earlier than the manufacturer's stated life, almost always on the coping side first.

The Valley

Encino, Tarzana, Sherman Oaks, Studio City and Woodland Hills get long dry heat and sharp overnight cooling. The daily stretch and shrink is what wears the sealant out, and UV finishes the job on the exposed top of the bead.

The older neighborhoods

Hancock Park, Windsor Square, San Marino, Pasadena and Los Feliz. Original decks, original coping, and joints that have been patched over more than once. These jobs need the most prep because the buried layers have to come out.

The hillside lots

Bel Air, Brentwood, Beverly Crest and the Hollywood Hills are cut and fill. The shell and the deck settle on different schedules, and the joint absorbs the whole difference every year.

Before And After

What a failed joint looks like, and what replaces it.

Los Angeles County has some of the oldest pools we work on, and the older the pool the more likely the joint has already been patched once. These are beads at the end of their life, cracked through and letting water past, next to the joints that went in to replace them.

  • 01A bead cracked right through its length
  • 02Pulled off the concrete on both faces
  • 03The same joints after a full removal
  • 04A new bead, sanded and flush with the deck
