01Local Conditions
What actually shortens joint life in Malibu.
Salt is the problem nobody plans for. Sea air carries it inland as a fine mist that settles on the deck and works into every open joint, and once it is in there it crystallises, expands and prises the bead away from the concrete from the inside out. Blowing sand does the rest, scouring the top of the bead until it loses its surface. The other factor here is that there is no dormant season. A pool a few blocks from the water gets used most of the year, which means constant splash out, constant wet and dry cycling, and a joint that never gets a quiet month to sit still. Across Malibu the pattern is consistent enough that we can usually tell from one photo how long a joint has left. The decks around Point Dume, Malibu Colony, Serra Retreat, Zuma and Carbon Beach are no different, and neither is the fix: the whole bead out, wall to wall, and a new one that can actually move.
02Decks We Seal
The decks and coping we work on around Malibu.
Most of what we seal here is cantilever deck running straight to the waterline tile, or a precast cap with a narrow joint behind it. Cantilever edges are unforgiving, because there is no coping stone to hide a sloppy line: the bead is the finish, and it has to be tooled clean the whole way round. Sand finish is the sensible choice near the sand, since a smooth bead shows every footprint and stays slippery when wet. Whatever the deck is made of in Malibu, the rule does not change: the sealant has to bond to clean concrete on both walls and to nothing underneath. Backer rod at the correct depth is what makes that possible, and it is the step most often skipped.
03On The Day
How a job in Malibu runs, from booking to cure.
A typical residential job here is one crew, one day. We arrive between eight and nine, cut and remove the old material wall to wall, prep both faces, set the rod, install the bead and clean up behind ourselves. All we need from you is the gate unlocked and pets kept inside while we work. The pool cannot be used for forty eight hours while the mastic cures, and you do not pay anything until the job is finished. Malibu sits inside our regular Los Angeles County run, so getting a date here is the same as anywhere: dates open about ten days out, we confirm by phone, and we text the morning before we come.
